Understanding your rights as a tenant in Victoria
For: Anyone renting in Victoria
Know your rights as a renter in Victoria — what landlords can and cannot do, how to handle disputes, and where to get free legal help.
Know what landlords must do
Landlords must: Keep the property in good repair. Give you 60 days written notice to evict (periodic tenancy). Not enter without 24 hours notice. Fix things within 14 days of you reporting them.
Know what landlords cannot do
Landlords cannot: Increase rent more than once a year. Lock you out. Turn off your utilities. Discriminate against you because of your race, disability, or family status.
If something is wrong with your rental
Report it in writing (email or letter) to your landlord or real estate agent. Keep a copy. If they don’t fix it within 14 days, contact Consumer Affairs Victoria on 1300 558 181.
